Overview

The subject project is an adaptive re-use of an old RJ Reynolds tobacco manufacturing plant that was built in 1920. The project is 5 buildings consisting of 422,000 square feet of usable space. The buildings will be transformed into 243 apartments, with 361 parking spaces, a swimming pool, fitness gym, community room, theatre room, roof top deck, and 9,700 square feet of retail space. Because of the historic nature of the buildings, the project qualifies for both the North Carolina Mill Credit and Federal Historic Tax Credits. These credits will total approximately 50% of the cost of the project and equate to approximately $17-$20 million dollars in cash equity for the development. The project construction is funded with HUD 221D4 construction to permanent debt financing.
